How it works

Frequently asked questions

How much profit should a flip make?

Many flippers want at least $25,000–$30,000 or 10–15% of the ARV after all costs. Thin margins leave no room for surprises in the rehab or a slower sale.

What selling costs should I expect?

Plan for 6–9% of the sale price: agent commissions, title and closing fees, and buyer concessions.

How long does a typical flip take?

Four to six months from purchase to sale is common: about 1–3 months of rehab, then listing, a buyer's option period and closing. Every extra month adds holding costs.
